At Fourth Wall Building Consultancy, we’ve created a new way of working and bespoke reporting format to solve this problem. We’re a team of dynamic RICS Chartered Surveyors that’s seeking to remove the antiquated ways of the progression and create innovative surveys that work for all those involved in the property buying process.

We call this ‘The Fourth Wall Standard’. In short, our standard makes understanding property more straightforward, jargon free, and accessible to property buyers, thier solicitors, conveyancers, estate agents and mortgage advisors.

We’ve designed our Executive Summaries within our Bespoke RICS bench marked Reports specifically to help solicitors, property buyers and mortgage brokers save countless valuable working hours, reduce the risk of errors, and improve their services.

The report contains information ranging from property descriptions and urgent defects to regulatory compliance issues and legal matters we have noted. All clearly outlined with any recommended further investigations based on the findings of our inspection.

All accessible at the front of the report, so within a few minutes you know exactly what you need to be focusing on.

What’s included in a Bespoke Fourth Wall Building Survey?

Our Executive Summary’s prevent you from having to search through every detail of the survey report just to find the information that’s relevant to you. Our reports are detailed yet concise, easy to understand yet actionable. In short, our Home Survey and Building Survey Reports are broken down into four main categories:

Introduction

We’ll summarise all the key details you need to know about your client’s property, including its age, size, outdoor areas, and number of rooms.

Overall Summary of Building Fabric & Services

We highlight all urgent defects and safety risks to occupants in our reports so that you can take fast action for the sake of your clients.

Regulatory Compliance

We outline our overall comments of Planning Requirements for development, including whether the property is Grade Listed or located in a Conservation Area; National Park, or Area of Outstanding Natural Beauty.

We also provide comment on works to the property which would require Building Regulations approval, whether any documentation was already available to us, or where further investigations are required.

Lastly, we’ll comment on any other relevant legislation which may require further documentation, depending on the type or use of the property, for example Flats or House of Multiple Occupation (HMO).

Legal Matters

We clearly outline legal issues noted as part of our inspection including potential boundary discrepancies, recommended warranties, guarantees, leasehold considerations, right of way and easement queries specific to the property.

Further Investigations

We clearly outline further investigations relating to defects identified within the main body of the report, so you can immediately see what should be actioned next.
