Do You Need a Survey on a New Build?
It’s no secret that newly built homes can sometimes have a bad reputation – many are put up quickly and cheaply, and won’t stand the test of time. This is where a new build survey can help. By getting a survey completed by an accredited RICS surveyor, like Fourth Wall, you can ensure that your home is up to scratch before your developer’s warranty period expires, avoiding any costly surprises further down the line.

Do New Build Homes Come With a Warranty?
Yes, newly built homes often come with two different warranties – snagging and structural:
- Snagging Warranty (also known as the defects insurance period): 2 years, covering smaller defects like fixtures, fittings, guttering, windows, doors, etc.
- Structural Warranty: 3-10 years, covering issues relating to your home’s foundation, ceiling, roof, walls, and floors.
During this period, your property developer is responsible for rectifying any issues that fall under that warranty. However, if you are no longer in the two or ten-year warranty period, you are responsible for fixing any issues yourself.
What Counts as a ‘New Build’ Home?
A new build is a property that has been constructed and sold to you as brand-new, often directly from a developer. These homes typically come with a warranty covering defects for the first two years. However, if your property is more than two years old, you may be better off with a standard Level 2 Survey, as your developer’s snagging warranty may not apply.
How Much is a New Build Survey?
