Building Survey – RICS Level 3 Report

If you need a thorough inspection of your residential property or a property that you are thinking about buying, you will need a Level 3 building survey. The RICS Building Survey, also known as the RICS Home Survey Level 3 or Full Building Survey is the most comprehensive of its kind, reassuring you that you have a clear idea of the property’s current condition.

Home Survey – RICS Level 2 Report

We have a team of dedicated, jargon free residential surveyors who specialise in providing the most detailed home buyer surveys on the market. We’d recommend choosing a level 2 survey if you’re looking to buy a property which is a more modern house, flat or bungalow built from conventional materials and of a good condition. This is one of the most common choices for a house survey for people as it’s a thorough high level survey that caters to more modern properties.

Listed Building Survey – RICS Level 3 Report

A Listed Building Survey is a specialist survey carried out on architectural or historical properties of interest, concerning the condition of the property and its surrounding outbuildings and grounds. It is the highest level of building survey, sometimes referred to as a ‘Level 3 Building Survey’, with a few additional steps for properties with listed status or of historical interest, and is carried out by RICS accredited Building Surveyors. 

Snagging Survey

If you’re a soon-to-be new build homeowner, it is advised that you get a snagging survey and pre-completion checklist after all building work has been completed. These types of surveys are designed to catch small issues with the home. Usually these issues are cosmetic (such as unfinished skirting, or windows that don’t shut properly), however a snagging survey is also a great opportunity to spot bigger problems that need to be addressed before you move in.

Specific Defect Survey

If you have identified an issue in your home that’s causing you concern, you may need a specific defect report. If a particularly complex problem is uncovered, you must get a clear picture of the extent and develop a clear roadmap for remedial actions to be taken. The report offers a detailed analysis of the issue with remedial options and budget costs, all in a short form letter report. Our team of chartered surveyors can expand on the likely cause, advice on repairing said issues, as well as offering cost and timeline estimates.
